Forty Plus Years Turning Properties Into Profit: What Experience Means for Your Next Project

Venetian plaster wall in a country-style home

Anyone can buy a truck and call themselves a contractor. What you can’t buy is the judgment that comes from four decades of building, fixing and finishing properties. At Constructora Alcaraz, that experience is the first thing we bring to every job, whether you’re buying a home in Mexico, remodeling to rent or sell, or just want to love your house again.

Four decades, many trades

Our founding partner, Dave Anderson, didn’t start in finishes. He started outdoors with a landscape company building water features, decks and patios. From there came a swimming pool company, then decorative concrete, then residential and commercial construction, building many styles of homes.

Dave lived and worked for about fifteen years in different regions of Mexico, training local crews in Venetian plaster and architectural concrete on hotels, luxury residences and haciendas. He speaks English and Spanish, and today he works alongside Benjiman Alcaraz, who brings more than 30 years in concrete and resinous floors.

Why does that path matter to you? Because a contractor who has built the whole house sees the whole job. We know what’s behind the wall before we open it, and we know which shortcuts come back to bite you.

Every finish, one team

We handle the full scope, inside and out, so you have one point of contact instead of chasing five different subcontractors.

Core trades

  • Interior and exterior painting
  • Flooring, including epoxy floors
  • Tile, including showers, floors and backsplashes
  • Finish carpentry
  • Full interior remodels, start to finish
  • Exterior curb appeal improvements

Premium finishes

  • Venetian plaster and specialty accent walls
  • natural stone veneer
  • Architectural concrete, interior and exterior

Cost analysis: what to fix, and what to skip

The most expensive mistake in real estate is spending money on the wrong things. Before you buy a property or list your home, we walk it with you and give you a cost evaluation that sorts every item into three groups:

  • Must do. Problems a buyer or appraiser will flag, like damaged flooring, failing tile, water-stained walls or worn-out paint. Leave these and they come off your sale price, often for more than the repair costs.
  • Worth doing. Updates that return more than they cost or sell the home faster: fresh neutral paint, new flooring, a kitchen or bath refresh, curb appeal, and one standout feature that makes the listing photos pop.
  • Skip it. Upgrades that cost more than they’ll ever return. We’ll tell you plainly, even when it means a smaller job for us.

You get a written scope with a cost for each item, so you can decide with real numbers instead of guesses.

For investors: buy it right, build it right, sell it right

  • Before you buy: our cost analysis tells you what the property really needs before you make an offer, not after you sign.
  • During the remodel: one team, one schedule, one point of contact, and fewer surprises eating into your margin.
  • At sale or rental: the right finish in the right place sets your property apart. A Venetian plaster accent wall or a stone feature costs far less than people think, and it photographs like a custom home.

For homeowners: selling or staying

Getting ready to sell? We show you which repairs and updates will pay you back at closing and which ones to leave for the next owner.

Staying put? You want the work done once and done right. That’s where 40 years of hands-on craftsmanship shows up: honest advice on where to spend and where to save, finishes that last, and a clean, respectful job site. You live there. We work like it.

One recent example in Florida: we transformed a 720 square foot lakefront cabin from top to bottom, with Venetian plaster walls, cypress ceilings, a custom kitchen layout and a plastered shower. Small space, big change.

What experience really buys you

Experience isn’t about age. It’s about having seen enough projects to know what goes wrong and how to prevent it. It means realistic schedules, accurate budgets and details done right the first time.
